Building Maintenance Manager, Taylor Manor

Job Summary:

Oversees the day-to-day maintenance and upkeep of the facilities, residences, grounds and related systems and equipment at Taylor Manor.  Assigns work to trades, maintenance, security and housekeeping personnel and ensures that work orders, planned maintenance and preventive maintenance schedules are carried out in accordance with the established maintenance prevention program and the reactive maintenance strategy.

Full-Time (37.5 hours per week)

Days/Times:

Monday to Friday: 9am to 5pm. On–call 24/7 for emergencies, except when on vacation.

Salary & Compensation: 

$66,185 to $82,700 yearly depending on experience. We offer a comprehensive employer-paid benefit plan including Extended Medical and Dental coverage, and a Municipal Pension Plan (MPP).

Qualifications:

Education & Experience

  • Related degree, diploma or trades ticket plus post-secondary education credentials in Power Engineering 4th class or higher, Maintenance Management Professional (MMP) certification, or an equivalent combination of education, training and experience

  • Minimum five (5) years of experience performing general hands-on property maintenance work including supervisory, planning and scheduling experience.

  • Minimum 2 years managing a team.

  • Current and up to date certifications in CPR, Occupational Basic First Aid (OFA) Level 1, WHMIS, and Naloxone training.

  • Class 5 BC Driver's License and access to a safe and reliable vehicle.

  • Experience in unionized setting an asset.

  • Experience in non-profit – health care or social services agency an asset.

Knowledge, Skills & Abilities

  • Knowledge of building maintenance, and plumbing, electrical, mechanical, and HVAC systems.

  • Knowledge of fire and emergency systems, security systems, landscaping and carpentry.

  • Knowledge of building communication systems.

  • Knowledge of LEED standards.

  • Knowledge of green housekeeping systems.

  • Knowledge of facilities and property maintenance and management.

  • Knowledge of health and safety regulations, building codes, and other regulations affecting Kettle facilities and equipment.

  • Knowledge of inventory control.

  • Ability to utilize word processing, spreadsheet and database software.

  • Communication skills, both verbal and written.

  • Ability to supervise staff in a unionized environment.

  • Ability to prioritize and organize the work of others.

  • Familiarity with the mental health field.

  • Physical ability to carry out the duties of the position.

Duties

  • Ensures that regular maintenance, fire and safety, landscaping and janitorial schedules for Taylor Manor are executed accurately, competently, within prescribed guidelines and within the timeframes specified, by planning and assigning jobs accordingly, resolving issues brought forward by staff, evaluating completed work for quality control purposes and ensuring all related documentation is complete.

  • Prioritizes unscheduled maintenance work for Taylor Manor and ensures that it is executed accurately, competently and within prescribed guidelines by planning and assigning jobs, resolving issues brought forward by staff, evaluating completed work for quality control purposes and ensuring all related documentation is complete.

  • Evaluates maintenance requests for Taylor Manor and converts to relevant work orders by determining parts required, estimating labour time for each job, estimating costs, scheduling downtime, assigning work to staff and completing the work order form.

  • Carries out monthly suite inspections and issues tenant warning letters and notices according to established procedures and as warranted by inspection results. Coordinates suite inspections with staff from Housing Services.

  • Schedules and supervises Maintenance Workers, Building Attendants, and SEED employment workers (as required) at Taylor Manor. Provides leadership and direction to staff to ensure safety and prevention of accidents. Ensures department standards are maintained by monitoring work activities and facilitating resolutions to work problems by establishing priorities and providing guidance to employees.

  • Ensures that staff are available for scheduled shifts. When regular staff is not available, arranges for either relief staff to cover shift, or arranges for contracted security to cover overnight shifts.

  • Develops and implements a comprehensive cleaning schedule.

  • Oversees purchasing, stock and inventory control for the Taylor Manor and receives and confirms purchasing deliveries.

  • Hires staff for Taylor Manor by requisitioning vacancy postings, interviewing internal and external applicants, making selection decisions and processing required documentation. Coordinates with Member and Community Engagement Manager when Skills, Employment & Esteem Development (SEED) department recruits SEED workers. Trains and orients new staff. Tracks attendance and maintains data and reports for staff payroll purposes. Conducts employee performance reviews and completes employee appraisals.

  • Responds to workplace incidents, conducts incident investigations and meets reporting obligations under the provincial Workers Compensation Act and Regulations, all in keeping with The Kettle’s Occupational Health & Safety (OHS) program. Consults with the Health and Safety Advisor Specialist and/or Director, People & Culture when technical, or other support is required during the initial response, investigation and reporting process.

  • Investigates work and staff issues at Taylor Manor and initiates disciplinary action up to and including termination in consultation with the Director, Infrastructure & Facilities and the Senior Director, People & Culture and Business Operations. Participates in the management of grievances and labour relations matters at Taylor Manor in conjunction with the Director, Infrastructure & Facilities and the Senior Director, People & Culture and Business Operations by performing duties such as responding to first and second step grievances and providing background information on issues.

  • Coordinates maintenance work at Taylor Manor in consultation with the Director, Infrastructure & Facilities, Housing Managers, purchasing staff, trades workers, contractors, suppliers and service providers. Attends site leadership meetings. Responds to maintenance-related enquiries from tenants, trades and other staff. Where contractors are used for maintenance work, verifies and evaluates the contractor’s work for the information of the Director, Infrastructure & Facilities.

  • Occasionally carries out hands-on maintenance work to fulfill work orders or for purposes of staff training and demonstrations.

  • Performs other related duties as assigned.
